An AI agent for the branch admin around Reapit
Your negotiators and administrators still answer the portal enquiry that arrived at ten at night, chase the guarantor who has not replied and watch for the gas certificate due next month. An AI agent can take on that work around Reapit.

Portal enquiries and applicant records, the pre-tenancy checklist, contacts' identity documents and certificate expiry dates.
Enquiry answers on the applicant's record, chased checklist items, ID and proof of address against the contact, and contractor visits asked for ahead of an expiry.
What Reapit is and who runs it
Reapit is estate agency software made by Reapit. An agency uses it to run sales, lettings and property management on one platform: applicant, landlord and property records, viewings and appointments, pre-tenancy checklists and client accounts.
Negotiators live in it for applicants, viewings and offers. Lettings administrators and property managers run tenancies from it, a sales progressor follows each sale, and the client accounts team handles rent and landlord payments. A branch manager oversees it all.
Branch chasing an AI agent can take on
Portal enquiries answered and logged
Reapit keeps each applicant's requirements and viewings on one record. The agent replies to a portal enquiry by email, asks the questions your negotiators would and puts the answers on that record. The call, and who is offered a viewing, stay with a negotiator.
Pre-tenancy paperwork chased
Reapit's lettings side works from a pre-tenancy checklist. The agent chases applicants and guarantors for what the checklist is waiting on, beside your referencing provider. In England, right to rent checks and the decision to let stay with your team and the landlord.
Identity documents gathered
Reapit has an AML workflow of its own. Around it, the agent asks sellers and buyers for ID and proof of address, chases it until complete and puts it against the contact. A person verifies the documents, and your nominated officer decides anything unusual.
Certificate dates watched
Reapit shows a property manager which certificates are about to expire. The agent does what follows: asks your contractor for a visit in good time and chases the certificate. A property manager approves the cost and decides what happens when access is refused.
Roles that work in Reapit
Lead response and qualification
Replies to portal and website enquiries as they arrive and records each applicant's position.
Tenant referencing
Chases applicants and guarantors until every reference on the pre-tenancy checklist completes.
Client onboarding and KYC
Gathers ID, proof of address and proof of funds for a person to verify.
Renewals and expiry tracking
Watches gas, electrical and EPC dates across the portfolio and chases each certificate.
How the connection is set up
Reapit publishes a developer platform, Reapit Foundations, with a REST API and webhooks. Reapit reviews each app before listing it in its AppMarket, privately if it is for one agency. Your administrator then chooses to install it and grants the permissions it asks for. The route is agreed with you first.
Reapit says API calls and webhooks are chargeable under its terms, and limits how many an app may send each second and each day. The role is written with both in mind, and the agent is granted only the permissions its role needs.
Questions owners ask
Does the agent need one of our negotiators' Reapit logins?
No. The route Reapit publishes is an app with credentials of its own, not a member of staff's login. Reapit reviews an app before it is listed, and its documentation says the customer's administrators then choose to install it and grant the permissions it requires.
Can it run rent or landlord payments from client accounts?
No. Handling client money is outside every role on this page. Receipts, payments to landlords, payment plans and anything formal stay with your client accounts team, and a question about money that reaches the agent is passed to them.
Reapit has AI of its own, and has announced more. Does that cover this?
Partly. Reapit says its AI writes property descriptions and its lettings CRM vets portal enquiries, and it has announced Reapit AI, an assistant that automates tasks. Here an Agent Resource, AI in a lettings administrator's seat, does the written chasing of guarantors, pre-tenancy documents and contractors' certificates, beside whichever Reapit tools you use.
Will it change applicant or property records without us knowing?
No. What it may add or update is set out in the role, every change is logged, and anything that commits the agency, such as an offer, a let or a cost, waits for one of your people.
